And I'm your KW Revolution Transaction Coordinator! By day, I manage your transactions, working in conjunction with you to get your property to closing once it goes under contract. By night, I'm a mom of two littles who keep me busy, while sprinkling in two puppies who keep us just as busy! I'm looking forward to aiding in a smooth transaction!

Transaction Coordination

Too much on your plate?

No more worrying about paperwork, compliance, or where in the process any of your contracts are! I provide weekly updates and constant communication to you and all parties. I also help you and your clients stay organized by keeping track of dates. I am here to help you provide excellent services to your client, so everyone can go through a stress-free transaction!

As the agent, you will:

●  Provide the final contract

●  Provide passwords to Command

●  Provide preferred vendors

●  Provide buyer approval letter

●  Negotiate repairs, credits, or price changes

●  Review addenda and closing statement

●  Forward any emails we were not copied on regarding the file

●  Attend inspections​ ​and closing

●  Sign disclosures

●  Submit escrow check or copy of escrow

Your Transaction Coordinator will:

First- Contracts, Escrow, HOA’s, Inspections

●  Contact all parties involved and introduce themself as a member of your team by email. Email will have a copy of contract and important dates

●  Create Opportunity in Command

●  Upload all documents into compliance system within required time frame

●  Make sure Buyer has wire instructions from Title Company if applicable

●  Coordinate schedules and arrange for inspection access

●  Ensure all documentation is provided within contract time frames

●  Acquire existing survey and title policy (if possible)

●  Confirm Escrow funds have been made and obtain verification letter

●  Obtain copies of COA/HOA deed restrictions /condo docs and confirm receipt (if needed)

●  Confirm all inspections within time frame of contract and inform all parties

●  Confirm Buyer has made loan application

●  Weekly status updates to Agent

Inspection Results, Insurance, Loan Update, Appraisal Follow UP

●  Obtain copy of inspection reports to add to Agent file

●  Make sure Appraisal has been ordered

●  Arrange for appraisal appointment for access

●  Follow Up with Lender for appraisal results

●  Confirm office commission information is completed

●  Confirm receipt of COA/HOA approval by the title company if needed

●  Weekly status updates sent to agent

Loan Updates, Scheduling Closing

●  Send Buyer information for Home Warranty (vendors provided by agent)

●  Send Buyer, Agent, and Title the Home Warranty invoice

●  Obtain utility information from listing agent

●  Send utility contact sheet to Buyer

●  Collect any repair invoices and distribute before final walk-through

●  Track HUD/ALTA/ Closing Statement preparation and send to Agent for review

●  Coordinate Closing time and date with all parties

●  Confirm the Title Company has the HOA estoppel and no violations

●  Monitor underwriting process through receipt of loan commitment

●  Weekly Status Updates sent to Agent

Closing Coordination, Closing and Post Closing

●  Ensure delivery of lender closing documents to Title Company

●  Monitor underwriting process to receipt of the clear to close

●  Confirm receipt by Buyer/Seller of final amounts at closing

●  Weekly status updates sent to Agent

●  Ensure Broker has received all documents required

●  Close Command Opportunity

●  Close MLS Listings
